You want to rank for these keywords when people located near your property areas and search for them. So how do you modify this keyword list to target your local area?

There are 2 ways to do it:

  • Using location modifiers to adapt our list above for yourself (e.g. not “homes for sale,” but “homes for sale Austin” or “homes for sale north Plano”)
  • Google knows the searcher’s location, so sometimes you can use general keywords and still rank in your area.

How Real Estate Keywords Works? – From general to local to hyper local

When you applying real estate keywords to your website or property listing, you have to think like a home buyer. When it comes to real estate keywords, hyperlocal usually beats local, and local always beats general.

Let’s say you’re looking to buy a townhouse in Far North Dallas, Dallas Texas. You’re NOT interested in condos or co-ops, though there are likely hundreds on the market. Take a look at the following list of keywords.

We start out very general with “real estate for sale” and add on increasingly specific location modifiers (e.g. “Far North Dallas real estate for sale”). Notice how the more specific we get, the search volume goes down, but so does the keyword difficulty. Keyword difficulty is a simple numerical ranking for how hard it is to beat the competition and get on the first page of Google for a given keyword. The lower the difficulty number, the easier it is to rank for that term. So, you’re much more likely to be able to rank your website or property listing for “Far North Dallas real estate for sale” than you for “real estate for sale” or “Dallas real estate for sale.” This also works to your benefit: you want to reach out to people who are looking for homes in your area, thus far north Dallas area in this example.

You can use location modifiers to try to rank for almost any of the keywords included in my list. For instance, if you’re a realtor in Tampa, FL, try “Tampa houses for sale” instead of “houses for sale,” and try “condos for sale in Tampa, FL” instead of “condos for sale.” Using local and hyperlocal modifiers are the key to ranking your site or property listing.

The Best Keywords for Real Estate Website?

I suggest picking out 10 keywords. Use the hyper-local real estate keywords strategy to make them as specific as possible both in location and type of properties. Then, create pages on your website with this keyword as the focus. Don’t know what to do? Write 500-1000 words about that keyword and include the keyword 1% of the time (5-10 times). Publish the post or page on your website. You should then track your ranking on Google. Finally, try to link to that page or post from other pages at least five times with the keyword as the link anchor text.
